Regal Row Re-Zoning and Redevelopment Plan


Location: Dallas, TX

The Regal Row area of Dallas sits along the Trinity River and across the highway from the Medical District, a key job center.  The area initially evolved as the original ‘inland port’ with plans to canalize the Trinity.  Today, the area has Industrial Research (IR) zoning and is largely populated by low intensity logistics and warehouse uses.  These businesses, while functional, are not highest and best use and generate significant freight traffic on one of the most congested corridors in Texas.  The analysis and conceptual planning was developed in order to make the case for liberalizing IR zoning in order to catalyze land use intensification and the expansion of the Design District westward in order to allow for more housing close to the job center at the Medical District and the amenity of the Trinity River.

St. Francis Healthy Living District


Location: Tulsa, OK

Members of SBDS created a masterplan in order to develop around St. Francis hospital as a mixed-use medical district centered on sustainability and improved public health outcomes including a commercial town center, a variety of residential options, and expansion potential for the medical district.

Sylvan Avenue Development Concepts


Location: Dallas, TX

Members of SBDS assisted neighborhood groups in opposing a development as planned, which would have a detrimental effect on the broader growth of the area into a more walkable, mixed-use development.  The plan options included delivering more density and lease-able retail square footage within a more interconnected street and block structure that maximizes phasing and development potential through the understanding that real estate value is reciprocal and integral to surroundings.

Uptown Dallas Urban Analysis and Public Realm Improvement Concepts


Location: Dallas, TX

Since 2014, SBDS has served as consultant for the Uptown Dallas Public Improvement District evaluating existing conditions and developing concepts for public improvements towards the neighborhood goals to continue evolving as a safe, walkable, highly desirable neighborhood in Dallas, Texas.  These projects range from the small and implemented (such as converting intersections from two-way stops to four-way stops) to the conceptual and large-scale such as developing park or building caps over highways.

SBDS developed phasing and redevelopment concepts to explore the need for re-zoning and potential for redevelopment of the 74 acres of light industrial buildings and vacant land into a walkable, mixed-use town center and transit-oriented development providing jobs, housing, and amenities for southwest Dallas.
