Regal Row Re-Zoning and Redevelopment Plan


Project Specs


The Regal Row area of Dallas sits along the Trinity River and across the highway from the Medical District, a key job center.  The area initially evolved as the original ‘inland port’ with plans to canalize the Trinity.  Today, the area has Industrial Research (IR) zoning and is largely populated by low intensity logistics and warehouse uses.  These businesses, while functional, are not highest and best use and generate significant freight traffic on one of the most congested corridors in Texas.  The analysis and conceptual planning was developed in order to make the case for liberalizing IR zoning in order to catalyze land use intensification and the expansion of the Design District westward in order to allow for more housing close to the job center at the Medical District and the amenity of the Trinity River.
